It’s not our policy, nor do we experience a need for subcontractors. We may bring in a specialist like a concrete finisher to help on a larger project or welder to repair a railing on occasion. If so, you will be notified, and they’re covered under our workers’ compensation and general liabilities insurance.

The estimated project time frame for your community can be found in your proposal from Lemonade. Our team is committed to your timely project completion date, and we stay in constant communication with project progress and updates.

This depends on the size of the project, the scope of work and what phase of the project we are in. This is monitored to keep your project on schedule with the least amount of homeowner disruption as possible.

Lemonade Property Services has been in business since February of 2020 and continues to grow and thrive. What started as only a painting company has now become a one-stop-shop resource for reliable property maintenance.

Lemonade does have an on-site PM for painting and property maintenance. Pest Control does not require one, however, we stay in close contact with our licensed technicians to ensure all projects are completed in a safe and timely manner.

We place a big emphasis, and invest extra time, to provide you with an accurate proposal to begin with to avoid surprises. It is common for change orders to be initiated by the HOA. If requested, we communicate with you immediately to make adjustments.

To avoid any unnecessary clutter or inconvenience to your homeowners, we typically do not store our equipment/materials overnight. However, sometimes rental equipment is necessary, and when stored overnight, we typically leave them in quiet, undisturbed areas.

Some HOA communities prefer we use their clubhouse facilities and others prefer we find a nearby facility separate from the HOA. The choice is yours, and we will work with you according to your preferences.

Our 2-year warranty will cover labor and materials, which is in addition to the warranty offered by the product supplier.
